  • You can apply for up to and including 80% of your commission, net proceeds available upon property - or mortgage registration.

    Net proceeds = Gross proceeds minus all deductions

    Deductions could be agent’s commission, rates and taxes, bond cancellation costs, or any other expenses related to the property transaction.

  • Yes, we do. We require the Letters of Executorship to have been issued and the Power of Attorney to have been endorsed by the Master of the High Court before we will provide property bridging for a deceased estate transfer.

    This is particularly beneficial as the average registration timeline of a mortgage bond or property transfer at the deeds office is 90 days.

    In essence, bridging finance allows you to receive the funds upfront without having to wait for the lengthy registration process.

    The advanced capital and discount fees are repaid when the registration process concludes.

  • Yes, we all know the importance of timely cash flow to cover the expenses of life. When involved in a mortgage bond or property transaction, the funds are locked in until it is registered.

    Bridging finance is the ideal solution. There is no burden of paying off ongoing fees. Favorable terms are offered, leading to lower costs versus a traditional bank loan. There is also no risk of penalty fees for early repayment with us.

  • It is an agreement where Partnership Acceptances advances funds to the client that are locked up inside a slow registration process.

    The client agrees to pay discount fees on the advanced capital amount.

  • It is the daily cost accumulating on a bridging finance advance.

    They are calculated using our daily rates and the length of the bridging period.

  • The client is accountable for the advance settlement (which includes discount fees). Fees will continue to accrue until final settlement is received.

  • A credit verification check is performed to protect everyone involved in the transaction. Each application is evaluated on its own merits.

  • 1. Seller awaiting the registration of their property transfer

    2. Estate agents and/or Agencies wanting to advance their commission due on a transferring property transaction

    3. Owner or Buyer wanting to advance against their existing or new mortgage on a property

  • All suspensive conditions and contractual obligations on the property transaction must be met.

    The full purchase price must be secured, with guarantees issued if applicable.

  • On average the property transfer is registered in the deeds office in around 90 days.
